Access Statement for Fen House Bed and Breakfast
Introduction
This access statement may not include all our standard facilities and services but aims to cover aspects which may be of interest to people with specific requirements. Our website www.fenhouse.net provides pictures of our accommodation and further information about the services we provide.
Pre-Arrivals
Fen House is a six bed roomed house situated in the village of Pakenham (the village of two mills) near the market town of Bury St Edmunds in the heart of Suffolk. Fen House has lovely landscaped gardens with a pond and small waterfall. The property has been renovated over the last six years and now provides 4 contemporary guest bedrooms, 3 with en-suite shower rooms and 1 with adjacent bath/shower room.
We have two driveways providing ample parking, the main and larger drive has a disabled access ramp to the front door. At the bottom of the driveways are two Fen House signs and a distinctive Fen House feature is the sign in our red telephone box visible from the road over the wall on the driveway near the garage.
The nearest bus stop is approximately 1 mile, with a limited bus service to Bury St Edmunds and surrounding villages. The nearest railway station is approximately 6 miles away. Several taxi firms operate locally and details can be provided on request.
The nearest pub/restaurant and shop is approximately one mile away.
Brochures and Breakfast menus can be provided in large print if required.

Three guest bedrooms are on the first floor; guests with limited mobility may find it difficult to gain access. There is a ground floor bedroom (Number 1) with en-suite shower room, which can be requested.
Arrivals and Car Parking Facilities
We have a large driveway, tarmac covered with security lighting operating at night. Assistance with luggage is available if required. Secure cycle storage is available on request. Check in is normally between 3pm and 9pm and it would be appreciated if you could advise us if you are going to be earlier or later. We can usually accommodate early arrivals especially if attending weddings etc.
Main Entrance.
The property has four wide steps up to the main entrance door and a disabled access ramp There is automatically activated external security lighting to both driveways.
Public Areas
The hall leads to the left into the guests lounge/breakfast room, the ground floor bedroom and bedroom 2 and its bathroom on the first floor.
Ironing board and iron is available on request.
To the right of the hall is the family room leading to the main kitchen, proprietors reception rooms and two further guest rooms on the first floor, 14 open tread stairs with two landings access the first floor bedrooms.
The house is centrally heated throughout comfort settings for individual rooms is achieved by thermostatic radiator valves in each room,
Public Areas and WCs
Bedrooms are en-suite or have a private bathroom. There is no public WC.
Lounge/Breakfast Room
Guests are welcome to use the lounge/breakfast room at any time, including a mini exchange library and video/DVD collection. There are also several board games. There is large leather sofa, coffee table and TV/DVD/Video player.
We serve a choice of cooked breakfasts including a vegetarian option and aim to accommodate special dietary requirements where possible prior notice would be appreciated.
Bedrooms
Bedroom 1 Situated on the ground floor the bedroom is approximately (5.5m x 3.3m) with King size bed, en-suite with walk in shower, fitted a with hardwood pull down seat, pedestal basin and W.C.
Bedroom 2 & 3 comprise a Family Suite situated on the first floor (bedroom 5m x 3.4m) with sloping ceilings. One Bedroom with King size bed and Second Bedroom (bedroom 3.5m x 3m) with Small Double bed and adjacent private bathroom fitted with a large corner bath and double shower cubicle, wash hand basin and W.C.
Bedroom 4 Is a first floor bedroom (4m x 3.4m) with a King size bed, en-suite shower room with double shower cubicle, W.C, and pedestal wash hand basin.
Bedroom 6 Is a first floor bedroom (4.79m x 2.89m) Double bed with en-suite shower room, fitted with a corner shower and pedestal wash hand basin and W.C.
Bedroom 2 is carpeted; Bedrooms 1, 4 and 6 have good quality laminate flooring with rugs.
All Bedrooms have Flat Screen TV/DVD with freeview, beverage making facilities and hairdryers. There is good quality furniture and all beds have memory foam mattresses and are accessible from both sides, pillows and duvets are synthetic.
Bathroom/Shower Room floors are tiled or have bathroom laminate. There is a heated towel rail in Bathrooms 1, 2, and 6.
There is a guest folder in each bedroom, which contains further information, including fire procedures, emergency contacts, wifi number etc.
Grounds and Gardens
We have a large garden with lawns, flower beds, fruit trees and a pond and waterfall, guests are requested to ensure children playing in the garden are supervised at all times as the pond is only netted in the winter to save the fish from the attention of the local Heron. There is a patio for guests use and seating and chairs around the garden. Access to the upper garden is via a slope or steps. The garden is a haven for wild life of all sorts; birds include greater spotted woodpeckers, resident pheasants and partridges that frequently tap at the French windows for food. During the summer you can sit on the patio at dusk and watch bats catch insects over the pond. Squirrels are frequent visitors as are Rabbits; Deer can frequently be seen on the fen from the front bedroom windows.
Additional Information
Fen House has a NO Smoking policy in all rooms.
Smoking is allowed in the garden.
Mobile phone reception is generally good, vodaphone is the best, and O2 and Orange offer limited reception.
Wifi is available free of charge.
